East Bluff (sometimes "Eastbluff") is unofficially divided into two areas with distinct real estate options. The eastern portion is the older East Bluff neighborhood, sometimes regarded as East Bluff "proper". This neighborhood is defined by older, detached single-family homes.
Many of these have private yards with pools and a straight-forward Modern California architectural style.
The western portion of East Bluff consists mostly of semi-detached homes or townhouses, linked by paths and greenways. These homes are designed with a distinctly Mediterranean aesthetic.

Community features in East Bluff include two of the area's top-rated schools, Eastbluff Elementary and Corona del Mar High School, which contains a full size football field, baseball diamond, tennis courts and swimming pool on campus.
There's also the centrally located Eastbluff Village Center, offering a grocery store, drug store, martial arts school, pilates studio, bank and more.
Another highlight enjoyed by East Bluff residents is the Newport Beach Tennis Club which has 19 full-size tennis courts, along with a pool.
Multiple walking trails wind their way through this beautiful community, connecting neighbors to nearby amenities as well as each other.
Things To Do Near East Bluff
Located in the heart of Orange County means there’s always something to do in this popular area.
Just north of East Bluff, across the bay for which it’s named is the Upper Newport Bay Nature Preserve.
This beautifully preserved park allows visitors to forget they’re in the middle of a city with over 120 acres of trails, both paved and unpaved to explore. An interpretive center is also available in this park, perfect for identifying local flora and fauna and the multiple different bird species that call Upper Newport Bay Nature Preserve home.
To the south of East Bluff is Newport Center, home of the Sculpture Exhibition in Civic Center Park, a great place to enjoy multiple sculptures by local artists and spend the day with a picnic.
A little further south puts residents right at the ocean on Balboa Beach, a great place to spend relaxing weekends swimming, boating and fishing.
