Welcome to Newport Heights

Newport Heights is a mostly residential community located in Newport Beach, California. Most of Newport Heights falls north of Pacific Coast Highway, south of East 16th Street, west of the Lower Bay, and southeast of Costa Mesa. This community includes many beautiful single-family homes, small condo and townhouse enclaves, and the famous Mariners Mile to the south, with many commercial and entertainment attractions. 
 

Newport Heights Real Estate Information

Newport Heights is an area within Newport Beach, California, located on the north side of Newport Bay, above the Pacific Coast Highway 1. The western boundary of Newport Heights is defined by State Route 55 (also known as Newport Boulevard) but also extends into various condo communities beyond that, and the eastern boundary is considered to be either Dover Drive or the shores of the inner bay. Newport Heights' northern boundary is less clear but mostly follows 16th Street.
 
Overall, the community is dominated by single-family residences which line narrow, grid-like streets. Other features are the commercial sectors that lie mostly at the outer boundaries of Newport Heights. These commercial lanes include many car dealerships, restaurants, general stores, and marine-related businesses. 
 
The area also enjoys some elevation over the nearby bay, affording some properties a scenic view of the area. Neighboring communities include Lido Isle and Balboa Peninsula to the south, West Newport to the southwest, Lower Newport Bay to the southeast,  and Costa Mesa to the north. 
 

Newport Heights Real Estate

Newport Heights homes are highly desirable, thanks to their fantastic location, and high-quality construction. Most of these homes occupy long narrow lots, sitting side-by-side along straight grid-like streets. The narrow streets and rear alleys give the neighborhood a cozy, personal beach town feel.
 
These single-family homes also have rear detached garages, accessible from the alleyways. The space between the main home and the garage is usually incorporated into a courtyard layout. Many also have pools.
 
The styles on offer in Newport Heights have a wide range, from simple mid-century bungalows to ornate Meditteranean Villas. All throughout, you can find mature trees and beautifully kept gardens.
 
Some of the finest homes in Newport Heights can be found in the Kings Road neighborhood. Following (unsurprisingly) Kings Road, parallel to the Pacific Coast Highway and the furthest south of Newport Heights' residential streets, this area consists of large luxury homes, with sprawling layouts and estates consisting of terraces and large resort-style pools. 
 
Newport Heights also has a fair distribution of townhouse and condo enclaves which blend into the more conventional suburban streets. There are also some larger condo communities beyond Newport Boulevard to the west. These include:
 
  • Versailles on the Bluffs - A grand resort-like development with pool and tennis courts on Hospital Road. 
  • Seawind - A tight cluster of condos across from Newport Crest off Superior Avenue. 
  • Newport Crest - A large condo development off Superior Avenue, near Villa Balboa and Seawind. 
  • Villa Balboa - Just south of Versailles, accessible off Superior Avenue. Beautiful grounds with pool, paths, and greens. 
  • One Nautical Mile - Along Nautical Mile Drive connecting Halyard and W 15th Street. 
  • Brookview II - Near the corner of Placentia Ave. & W 15th Street. Lowrise Meditteranean-style condo apartments. 
  • Beacon Court - Located off E 16th Street, between two other complexes.

Newport Heights Community Attractions & Amenities

Being in the heart of Newport Beach, Newport Heights benefits from many of the same attractions. Perhaps the greatest of these is the location itself, situated above the beautiful Newport Bay, with views of the ocean beyond.
 
Another big attraction is the famous Mariner's Mile, a stretch of the Pacific Coast Highway from Newport Boulevard Bridge to the intersection with Dover Drive. On the bayside of the mile, you'll find luxury yachts, and on the inland side, luxury cars. Interspersed among these are resorts, restaurants, and marine services and rentals. Rent a Duffy boat, enjoy a meal looking over the water, or take a McLaren for a test drive.
 
Newport Beach is less than a mile from the southern portion of Newport Heights. This beautiful beach offers miles of space for relaxation and fun, from the bay's entrance channel up to the Santa Ana River.
